BBE Window Air Conditioner Cleaning Service is designed for customers who want to remove dust, mould and drain-pan dirt from a window-type air conditioner through a structured home-service process. The technician will test the unit before cleaning, protect the work area, dismantle and clean the unit according to the procedure, then perform a final operation test before customer acceptance.

Recommended Cleaning Interval and Service Time

For general household use, air conditioners are recommended to be cleaned about every 6 to 12 months, depending on usage, dust level, odour, leakage or cooling performance.
Window air conditioner cleaning normally takes about 40–50 minutes per unit. Actual time may be longer if the site condition is complex, the unit is aged, or high-position / false-ceiling work is involved.

Basic Cleaning Service Includes

Pre-service test of cooling performance, possible water leakage around the unit, and abnormal operating noise.
Waterproof protection under and around the air conditioner to reduce the risk of dirty water affecting the site.
Power off, then carefully remove the outer cover and front panel.
Remove the whole unit from its casing and move it to a suitable cleaning area, normally the customer’s bathroom.
Apply professional air-conditioner cleaning solution and use high-pressure water jet to clean internal parts, cooling fins and condenser fins.
Clean and flush the drain pipe and drain pan to reduce future blockage and dripping risk.
Reinstall the cleaned unit into the casing and refit the outer cover and panel.
Clean up wastewater and rubbish from the work area as far as practicable.
Final power-on test to confirm cooling and operation, with no obvious abnormal noise or water leakage before customer acceptance.

Basic Service Excludes

Air-conditioner installation, re-installation, repair or parts replacement.
Scaffolding, minor works, external-wall high-risk work or any work requiring separate statutory / safety arrangements.
Removal or reinstallation of decorations, cabinets, false ceilings or non-air-conditioner items obstructing the work.
Any additional work not listed on the service order or this page; extra charges must be confirmed by BBE and agreed by the customer before proceeding.

Surcharges and Special Situations

Horsepower surcharge: 2 HP to below 3 HP, add HK$100 per unit; 3 HP or above, add HK$200 per unit.
Steam deep cleaning: add HK$180 per unit if requested by the customer or stated on the order.
Work height: if the work position is 3 metres or above from ground level, add HK$200 per unit.
False ceiling: if false-ceiling removal and reinstallation are required for cleaning, onsite quotation and customer / BBE approval are required before work and charges proceed.
Unable to dismantle / site inspection fee: if the technician cannot remove the unit for cleaning due to site restrictions, ageing parts or other reasons, HK$150 inspection / visit fee will be charged for the order. This fee may be waived if other air conditioners in the same visit can still be cleaned.
Staircase surcharge, counted per 10 steps: basic handling surcharge HK$50 per order; for window air conditioner carrying, add HK$100 per window unit.
Remote-area surcharge per order: Discovery Bay HK$200; Tung Chung HK$100; Ma Wan HK$100; Park Island HK$100.

Warranty and Service Responsibility

Each cleaned air conditioner includes 30-day after-service warranty.
Warranty covers indoor-unit water leakage, clogged drain pipe, poor heat dissipation, or component / PCB damage caused by improper cleaning or the cleaning process.
If the above issues occur within the warranty period, the contractor shall provide free follow-up visit and repair.
Pre-existing faults, ageing parts, normal wear and tear or issues not caused by cleaning are excluded and may require separate quotation or manufacturer / repair service.

Ordering and Multi-Unit Discount Notes

If different units require different horsepower, steam cleaning, work-height or false-ceiling selections, please add them to cart separately so that each unit has the correct add-on options.
The system will calculate multi-unit discount based on the total eligible AC cleaning service quantity in the same order. Window and split indoor-unit cleaning services can be counted together.
All services and surcharges are subject to the order details, actual site condition and BBE confirmation.
