BBE Split Air Conditioner Cleaning Service (Indoor Unit) is suitable for indoor units with dust odour, mould smell, dripping, weaker airflow, or customers who want regular maintenance. The technician will perform pre-service testing and waterproof protection, clean the evaporator, blower wheel, drain pan and drain pipe, then complete final testing before customer acceptance.

Recommended Cleaning Interval and Service Scope

For general household use, air conditioners are recommended to be cleaned about every 6 to 12 months. More frequent cleaning may be needed for heavy usage, pets, roadside dust or dusty indoor environments.
This split air conditioner cleaning service applies to the indoor unit only. Outdoor unit cleaning, scaffolding and high-risk external-wall work are not included.

Basic Cleaning Service Includes

Waterproof protection under the indoor unit, with careful waterproof wrapping around the PCB / electronic board area.
Pre-service test of cooling performance, water leakage or wall water marks, abnormal operating noise, and checking with the customer whether dripping occurs during daily use.
After confirming the unit condition, power off and remove the indoor-unit cover and dust filters.
If the cover or filters have oil stains or dirt, suitable diluted cleaner or dedicated cleaning agent may be used with high-pressure water jet depending on site condition.
Apply professional disinfecting cleaning solution to the evaporator and blower wheel to dissolve deep dirt and mould.
Use high-pressure water jet to rinse the evaporator and clean the drain pan.
Flush and clear the drain pipe to reduce future blockage and leakage risk.
Use blower / dryer to dry the components, cover and PCB surrounding area before reassembly.
Clean the work area, power on the unit again, test cooling and operation, and confirm no obvious abnormal noise or water leakage before customer acceptance.

Basic Service Excludes

Outdoor unit cleaning, scaffolding, external-wall work or high-risk position work.
Air-conditioner installation, re-installation, repair or parts replacement.
Removal or reinstallation of decorations, cabinets, false ceilings or non-air-conditioner items obstructing the work.
Any additional work not listed on the service order or this page; extra charges must be confirmed by BBE and agreed by the customer before proceeding.

Surcharges and Special Situations

Horsepower surcharge: 2 HP to below 3 HP, add HK$100 per unit; 3 HP or above, add HK$200 per unit.
Steam deep cleaning: add HK$180 per unit if requested by the customer or stated on the order.
Work height: if the work position is 3 metres or above from ground level, add HK$200 per unit.
False ceiling: if false-ceiling removal and reinstallation are required for cleaning, onsite quotation and customer / BBE approval are required before work and charges proceed.
Unable to dismantle / site inspection fee: if the technician cannot remove the unit for cleaning due to site restrictions, ageing parts or other reasons, HK$150 inspection / visit fee will be charged for the order. This fee may be waived if other air conditioners in the same visit can still be cleaned.
Staircase surcharge, counted per 10 steps: basic handling surcharge HK$50 per order.
Remote-area surcharge per order: Discovery Bay HK$200; Tung Chung HK$100; Ma Wan HK$100; Park Island HK$100.

Warranty and Service Responsibility

Each cleaned air conditioner includes 30-day after-service warranty.
Warranty covers indoor-unit water leakage, clogged drain pipe, poor heat dissipation, or component / PCB damage caused by improper cleaning or the cleaning process.
If the above issues occur within the warranty period, the contractor shall provide free follow-up visit and repair.
Pre-existing faults, ageing parts, normal wear and tear or issues not caused by cleaning are excluded and may require separate quotation or manufacturer / repair service.

Ordering and Multi-Unit Discount Notes

If different units require different horsepower, steam cleaning, work-height or false-ceiling selections, please add them to cart separately so that each unit has the correct add-on options.
The system will calculate multi-unit discount based on the total eligible AC cleaning service quantity in the same order. Window and split indoor-unit cleaning services can be counted together.
All services and surcharges are subject to the order details, actual site condition and BBE confirmation.
